My wife will confirm – I prefer to do things right the first time around i.e. buying the right golf clubs, selecting the right contractor to renovate our home, or picking the best option for movie night with the family. This also holds true for large purchases such as buying a house.
So let’s talk about building your buyer profile. In simpler terms, we’ll identify your needs and wants in the purchase of your new home, and we’ll ensure you’re notified when houses come on the market that meet your criteria.
What would you like to see when you pull up and walk into the house? Identifying the criteria a house has to meet is important when your house hunting. It sets the stage in developing the creative ways you can see yourself living in the house. Here’s a few common requests I’ve heard from my clients:
-
- Home type: There’s many different types of homes so we’ll narrow down the style of house you prefer. Common requests are a bungalow, split, 2-storey, condo.
- Location: Neighbourhood or “which end of the city” have become very popular and are large drivers for where people look for their home. In fact, location more often than not is the number one requirement when we’re shopping.
- Features: You may want hardwood floors, granite counters, open-concept living, large backyard, or a large master bedroom. The features the house has can easily sway you into making a quick decision if you’ve found “the one”.
- Price: Just because the mortgage will be approved at certain price points doesn’t mean you have to spend it! Let’s build a budget that allows for comfortable monthly numbers and account for all additional carrying and closing costs.
New listings? No worries; you’ll know about them as soon as they hit the market. The criteria we identified will determine what I notify you about. Once the criteria is entered into our realtor system, you’ll receive emails when houses hit the market, saving you search time.
Let’s not waste time – I’ll preview the house for you. If we’ve identified a possible fit, I’ll walk through the house to get a glimpse of what you’re considering. Doing this means you don’t have to take that extra time off work or skip an evening dinner. If the house appears to be a good fit, then we’ll walk through it together.
If you have the time, check out realtor.ca. You never know what you might find. So listings come and go and your criteria might evolve over time. I encourage you, when you have the time, check out realtor.ca. Stay in the know of what’s for sale because you might find a hidden gem that you didn’t know you’d love.
We’re going to work together throughout the search process. Odds are you may find a home or two that catch your eye. I may find a home or two as well. We’re all in this together and “many hands make for light lifting”!
