While there are no guarantees when trying to predict any shortcomings a house may have, there is a lot to learn from a good home inspector. They are often on the roof, in the attic, and testing all electrical and plumbing components. Good home inspectors also carry high-end tools that allow insight into temperature changes behind the wall (insulation deficiencies) and moisture readings in the basement; they can also detect radon. This information is most helpful when a buyer is trying to learn about a large purchase like this.

Flooring selection doesn’t have to be an overwhelming process. Sure, there are lots of options for types of flooring and colours, but perhaps the decision to be made is “does it fit with the style of our home and/or your lifestyle?”. For example, is hardwood the best choice if you have dogs? Or is burlap the right choice for high traffic areas? Take the time to understand the functionality of the room, and choose flooring that’s best suited for what you need, and what the room can support.

Storage

De-cluttering your home is an essential step when getting ready to sell. Just consider walking into a home you’ve identified as a potential option, only to see stuff everywhere. The reality is, buyers have a difficult time seeing past all the stuff in your home; stuff can impede them from visualizing how they can live in the home.

Using a storage facility, even temporarily, will eliminate the clutter issue. We suggest finding a facility close to home to save on too many back and forth trips, and rent one that will hold all the stuff you’ve identified as still needed, but just not right now.

Landscaping

Landscaping is a first impression you can’t take back. Every person driving by your home will establish a view of your house just by looking at the exterior. In many cases, it’s nothing more than trimming the bushes, cutting the grass and adding some new mulch to create a warm first impression.
